Wind-Driven Rain Intrusion Atlantic Beach, FL

Wind pushes rain sideways through window frames, stucco and the base of the wall. The roof can hold and the house still take water. The walls on the side the wind came from are traced first, at windows, sliders, the base of the wall and the soffits. Block that took on water is dried from inside the closed building rather than left to the outdoor air.

Often needed alongside

  • Humidity & Moisture Drying

When the outdoor air is wetter than the building, opening windows adds water. Drying means a closed building and conditioned air.

  • Storm Surge & Tidal Flooding

Surge and tidal water rise from the ground up and carry salt and silt with them. Anything porous they soaked is treated as contaminated.

Frequently asked questions

How do salt spray and rain differ for an Atlantic Beach house so close to the ocean?

Rain runs off and the surface dries once the sun returns. Spray is different: Atlantic Beach's center lies right on the open coast, and onshore wind leaves salt on walls, screens and window frames. That salt draws water from humid air and holds it, so the surface stays damp between storms. A rinse with fresh water after a windy spell takes the salt away.

Can salt reach the inside of an Atlantic Beach attic?

Where the attic is vented to outdoor air, yes. Each breath of sea air drawn in through the soffits carries salt, which settles on the underside of the roof deck, on nail tips and on the jackets of the ducts. Salted surfaces take water from the humid night air, so dark spots or rust at the nail tips are worth a look.

What lies along the western side of Atlantic Beach?

Marsh. The city holds some 400 acres of marshland on the Intracoastal Waterway in its Dutton Island and Tide Views preserve, and River Branch Preserve adds about 350 acres of marshes and tidal channels. Homes near that edge take air that has come straight off the water, so screened porches and the backs of houses facing the marsh dry slowly after a summer storm.
