Why is the ground under a Century manufactured home still wet when the yard has dried?

Where a manufactured home sits on a lot with some slope, rain falling on the higher ground runs downhill and passes under the floor on its way. The soil beneath the home is shaded and out of the wind, so it holds that water long after the open yard dries, and the air around the cooled ducts in the belly stays damp with it. A shallow swale on the uphill side can steer the runoff around the home.

Why is the bottom of one wall damp in a Century slab house?

On a sloping lot, the wall facing uphill takes the runoff from the ground above it. Rain gathers along that side of the slab, soaks the base of the wall and can wick up into the drywall and baseboard inside. Checking where the water stands after a heavy July storm, and grading the soil so it falls away from that wall, usually shows both the cause and the cure.

Can the skirting make water under a Century manufactured home worse?

It can. Skirting that runs right down into the soil on the uphill side of a home acts as a low dam: runoff from the slope collects against it and seeps underneath instead of flowing around. The ground beneath then stays wet through the summer, and the air around the belly with it. Leaving a gap at the base, or turning the water aside before it reaches the skirting, lets the runoff pass.
