AC Condensate & Drain Line Leaks Palm Beach Gardens, FL
An air conditioner makes water every day it runs. When its drain clogs or its pan cracks, that water goes into the ceiling or the slab. The system is switched off to stop the water, and the ceiling, closet and floor below the air handler are opened where the overflow reached. A slow overflow can run for weeks before a stain shows.

Often needed alongside
- Humidity & Moisture Drying
When the outdoor air is wetter than the building, opening windows adds water. Drying means a closed building and conditioned air.
- Slab Leak Water Damage
A line leaking under a concrete floor spreads through the slab before it shows. Lifting flooring or a warm patch is often the first sign.
Frequently asked questions
Who looks after the lake behind a Palm Beach Gardens house?
Usually the homeowner association. In the communities the Northern Palm Beach County Improvement District serves, associations typically maintain the community lakes and drainage, which pass water through underground pipes to the district's canals, pumps and storage areas. A lake behind a house rises after a storm and falls as those structures move the water on.
Why does rain sit in a Palm Beach Gardens yard swale after a storm?
It is meant to, for a while. The district explains that most approved drainage designs store some water temporarily in yard swales, streets and open areas, with swales sloped to catch it as it soaks into the ground. After a wet spell the groundwater is already high, so a swale holds water longer. Standing water against the house itself is the thing to watch for.
Are there still septic tanks in Palm Beach Gardens?
Some. The city allows existing, properly built and working septic systems to stay in use, and it monitors homes on them with the regional utility authority and the county health department. Some 424 Palm Beach Gardens homes have septic systems on record, and after weeks of June rain their drain fields have less room for the household's water.
